      • As I have been advised by HUD 203k and Home Inspectors alike, the days of doing inspections in a truck or a vehicle with non-hybrid technology is long gone.
      • Second draw inspection by me.  First one was for trees.  This one is for a septic tank.  Friendly neighbor gave me a tour of their home.
      • Septic tank before its back filled.
      • On a scale from 1 to 10 as far as cool factor.   This is a 10.  Carbon Fiber used to add structural integrity to the foundation wall.
      • Duplex property.  Very nice gentleman is purchasing the right side.. Princeton New Jersey is Goode Home Inspection core service area.
      • Very nice family in Allentown purchased this home.  Many potential buyers passed over this deal due to a lack of vision.   See their vision.
      • Same house in Hopewell NJ.   First day of consultation with the client. Not finished yet but getting there.  Big improvement since the initial consultation. Drain pipe connector used on a boiler.  This is a safety hazard which can release hot steam.  Also missing what's called a Hartford Loop. Look what I found.  Hard to find missing shingles on a end of life roof.  Used a tool called a SpectoScope 2.0 coupled with a digital camera. Renovation Loan for a customer who purchased a Historic Home.  The property had water damage.  This is a before photo. This is the same room.  There was a hidden brick wall. Can you see their vision? Before photo of rear. After photo of rear. Another project I worked on. Client had trouble funding the project due to problems with the comps.  Working with a lender we put together a plan and was funded Side view of the property.   The scope of work was adding a new addition. Old kitchen. Same house but with new Kitchen. Facing rear of home.   This is where the new kitchen will be installed. Photo from a recent inspection.  Can't call it mold unless a sample is taken and tested in a lab.  We  will note our observations in the home inspection report. Stay tuned.  New Project.  Customer just closed around 2/19/2015.  In process of pulling permits and beginning construction. Same kitchen but different view taken during 203k walk through. New Project.   Kitchen scheduled for a renovation.  Buyer just closed.  Pulling permits and will begin demolition soon. Client closed on the property.  Opening up kitchen.  Stayed tuned. Moving right along.   Past rough inspections.   Next is sheet rocking. This loan closed recently but has not started.  A new addition will be added at the rear.  Stay tuned! Recently closed.  Addition will be added in the rear. Other repairs were made to property.  Addition is under way. New addition roof and walls framed in.  New roof and siding installed.  Well on the way.  As always....stay tuned!! Moving along the inside is framed out and electrical wiring installed. another inside shot during construction phase. Moving along.   We are coming out for a final draw inspection in a couple of weeks. New addition exterior is finished.  Vinyl siding, roofing, trim and windows installed. New project.  Client is looking to update siding.  Stay tuned. The project is moving along. Vinyl siding is in the process of being installed.  Work in progress for other home owner wants.  I will post a photo of the completed siding.  See before photo with snow Client closed on the property.  Along with the siding and windows will be updated.  First on the list was sheet rocking the basement.  Draw inspection for 203k Steven De Paul Consulting. Scroll back you will see a picture of a poorly installed boiler. Hartford Loop looks good here. Customer wanted testing Radon testing done after hearing the neighbors radon levels were high. Federal Pacific panel. Known fire hazard.  Recommended panel should be replaced immediately or prior to purchase. House was in Goode shape inside and out. However we found active knob and tube wiring in the basement.  Dug deeper and found it in the attic also. This is a no no.  Receptacle behind the dry wall. Federal Pacific Panel - Known potential fire hazard.   Recommended panel to be upgraded. Renovation loan with Annie Mac.   This program is very similar to the 203k.  Basically the builder ran out of money and never obtained the certificate of occupancy.  House has sat unfinished for 10 ye Joist cut to install a window or ductwork Did a walk through of the property.  Distribution panel is located in the crawl space.   This is scheduled to be replaced. Radon test in Princeton, NJ.  This test was to verify if the active radon system performing after a recent repair. Goode Home Inspection performed a inspection in Montgomery recently. met with first time home buyer and inspected the property.   As you can see the house needs a roof.  This was a inspection for Steven T De Paul consulting. From Carney Point I ran over to Boothwyn PA.  This house was not property winterized.  Buyer will have plumbing and other issues repaired. Recent Home Inspection 203k Final Draw inspection for Steven T De Paul Consulting.   This 2 family home was upgraded with new kitchens and bathrooms. They were only drawing on this line item. Home owner is using a 203k renovation loan to purchase this home and update kitchens, bathrooms and various other repairs.   Gathered information for Steven T DePaul Consulting, the lead HUD consultan Home buyer needed a renovation loan to correct material defects.  Front stairs need to be torn down and rebuilt.  There are various other repairs needed. Home owner was just looking to make the minimal repairs to make the home habitual.  Needed a new bathroom installed in one of the living units.   There were many other safety issues as far as the elec Homeowner is looking to put a addition on this home.   Stay tuned!! Before I could knock on the door, I tripped on the front porch.   Trip hazard.  My first visit I tripped. 203k Initial Inspection.   Two family home which needs some building, plumbing and electrical updates. Home owner went up one story on a ranch style type home.  House has full master bedroom suite as well as master bathroom. Nice drive for this one.  New bathroom, boilers, kitchen counter as well as other upgrades.   The hardest part of a boiler installation is getting the old one out and the new in without breaking a foo Flying by my GPS like a Space Jockey, I had no idea where this house was in Newark until I arrived.   I was looking at a investment property around the corner many years ago. Anyway, all the plumbing Lets take a deeper look inside.  The Federal Pacific panels are a known safety/fire hazard.   House will need electrical system updated.  Meters moved outside so they can be read on a regular basis.  Inside the basement, there were temporary columns in the basement to give the floor support (white arrow).   The byproduct of this is a cracked cast iron pipe (Red arrow).  We will need to provision a All four kitchens will be updated for this project. Boiler was stolen also.   As part of the scope of work. the old cast iron heating system will be removed and 4 forced hot air systems with A/C will be installed along with duct work. Nice family is looking to add a addition and install new kitchen.  Various other repairs will be made also. FannieMae Home style initial inspection.   Plumbing and A/C condenser was stolen.  Home owner is looking just to repair the basics to make home habitable. Buyer is looking to make various repairs to this home. Customer requested radon testing only..  Customer placed a call to our office and we came out to the property the same day.  We can't always provide same day service but we will try. Met with buyer.  Copper hot and cold water plumbing including copper baseboard heating was stolen.  Roofing, new HVAC and various other repairs will be made to make property habitable. Nice family that needs more room.   This is a concrete on slab built home.   Home will receive an addition on the right side of home (facing home).  It will have a new full finished basement as part o Home built circa 1900 needs a new septic tank as well as various other repairs. Friendly buyer is looking to put a new roof on home, demo and install a new kitchen.  Various other repairs will be made including updating electrical panel. Same house in Levittown PA.  New kitchen will be part of scope of work for this project. This was a busy weekend.   Home Inspection for a nice family from the area. Final inspection for a 203k renovation loan.   Thought this project came out very nice.  I let the home owner know she's hosting Thanksgiving dinner for the next 10 years.  BTW, this project the home Initial inspection for a 203k.  Buyer is looking to do a new kitchen and various other repairs. Buyer had various wants and needs in this 4 family home.  Apartments received updated kitchen and bathrooms. Recently updated kitchen in one apartment. Bathrooms are not easy to photography.   My vertical photos do not post correctly on Yodle.   Anyway, here is one of four bathrooms that were updated. Buyer was looking to make this home habitable again.   Needed new kitchen, bathroom, HVAC, Painting and Carpeting.  Of course a garage door and some windows.   Basically a complete renovation. Home will get a new kitchen, appliances and of course ... Granite Counter tops! Fannie Mae Home Style is a similar program to a 203k construction loan.  This home was damaged by one of the two hurricanes that hit new jersey.   The entire interior was nearly gutted at the time of Entire interior will be renovated.   Previous owners had gutted and didn't have the resources to finish it.  Buyer bought it as is and will use the renovation loan to finish it. Home had water damage due to a leaking roof and needed various plumbing and electrical repairs. Home Inspection in Newton NJ.  Home was about 20 years old.  Just a typical home inspection.   Except for the view of the back yard which was rolling hills. This home was actually in move in condition but it needed a roof.   Common myth with the 203k or Fannie Mae Home Style program (203k like program) is that the home has to be in poor condition.   This As per the previous photo this home was in move in condition.  Kitchen is scheduled to be updated.  I will send progress photos after the buyer closes on the property and begins construction. Now the home owners husband was a trades man in the area of electrical, plumbing contractor etc.  For the life of me,  he or the realtor should have warned me.
